What is for sale in Business Bay
Stock is mainly apartments, from studios to larger units and some penthouses, spread across many towers built by many different developers. There is also a sizeable office market and some hotel apartments. Finishes, layouts and management standards vary more here than in single-developer communities.
You can choose between completed towers, recently handed-over projects and off-plan launches, which makes Business Bay one of the more flexible places to buy a city apartment. For commercial space, see our guide to buying an office in Dubai.
Who buys here
Investors are a large share of buyers, attracted by the central location next to Downtown and the pool of professional tenants. End-users tend to be singles and couples who want to be close to work and Sheikh Zayed Road.
Families buy here less often, but larger units in quieter towers by the canal do suit some. Read the Business Bay area guide to understand which parts feel busier.
What to check before you buy
- Developer and build quality: with so many builders, inspect finishes, windows and common areas closely.
- Building use: some towers mix hotel, office and residential use. That affects noise, lift traffic and service charges.
- Service charges: get the current approved figure from Mollak and ask whether the owners' association is active.
- Views: canal and Burj views depend heavily on what is built around you. Ask about neighbouring plots.
- Parking: confirm allocated bays on the title deed.
- Handover status: on a recently completed tower, check snagging has been closed and the title deed has been issued.
Resale or off-plan in Business Bay
Resale gives you certainty about the finished building and its running costs, and you can let immediately. Off-plan offers staged payments and a new building, but delivery depends on the developer, so verify registration and escrow on Dubai REST and read our off-plan payment plans guide.
If you are torn between neighbouring districts, compare with Downtown Dubai and Jumeirah Lake Towers.
How the purchase works
For resale: offer, Form F, deposit, developer NOC and transfer at a trustee office. For off-plan: reservation, sale and purchase agreement, then Oqood registration with DLD. Budget for the 4% DLD transfer fee and other charges in our buying costs guide, and follow the full steps in how to buy property in Dubai. Renting first? See Business Bay rentals.
Questions people ask
Is Business Bay good for first-time buyers?
It can be. Smaller apartments and off-plan payment plans make entry easier than in some neighbouring districts. Focus on build quality and service charges, as these vary a lot between towers.
Can I buy an office in Business Bay as a foreigner?
Yes, Business Bay is freehold and includes commercial stock. Check the building's permitted use, service charges and any licensing requirements for your business before you buy.
Is Business Bay a good investment?
Tenant demand is established because of the central location, but results depend on the tower and the price. Compare recent DLD transactions and current listings in the same building before deciding.
How do I check an off-plan Business Bay project?
Search the project and developer in the Dubai REST app, confirm the escrow account, and read the sale and purchase agreement carefully. Our off-plan due diligence checklist lists the questions to ask.
