Who is Danube Properties?
Danube Properties is the property development arm of Danube Group, which its website says grew from a single store in Deira into a group spanning building materials (Danube Building Materials), home furnishings (Danube Home) and facade panels (Alucopanel). The group's founder and chairman is Rizwan Sajan.
The developer focuses on apartment buildings aimed at end users and investors who want to spread payments. Its website names areas where it is active, including Al Furjan, Arjan, Jumeirah Village Circle, Jumeirah Village Triangle, Dubai Sports City, Dubai Silicon Oasis, Dubai Studio City, International City, Business Bay and Dubai Maritime City.
Danube Properties projects: completed, ongoing and new launch
Danube names its buildings with a trademark "z" ending. In October 2026 its website listed:
- Completed: Jewelz, Wavez, Elz, Lawnz, Bayz, Miraclz, Resortz, Glamz, Starz, Glitz 1, 2 and 3, and Dreamz, among others.
- Ongoing: projects including Timez, Bayz 101, Sportz, Diamondz, Oceanz 3, Elitz, Elitz 2 and 3, Fashionz and Viewz.
- Latest launches: Shahrukhz and Shahrukhz Residences, Greenz, Serenz, Breez, Aspirz, Sparklz and Bayz 102.
The site's menus do not always agree on which projects are complete, so confirm the status of any building on Dubai REST rather than relying on a project list.
How the Danube 1% payment plan works
Danube describes its plan this way: a down payment of around 20%, then 1% of the price every month during construction, with the balance collected once the building is ready. The exact split is set project by project in the sale and purchase agreement.
Two points matter for your budget:
- The handover balance. Because monthly instalments stop at completion, a large share of the price may still be due at handover. Plan now how you will pay it: savings, a mortgage on the completed unit or a post-handover arrangement if the SPA offers one.
- Fees on top. The 4% DLD transfer fee is due at Oqood registration, usually with or soon after the down payment, plus admin fees.

Danube handover track record: how to check it
Danube's website states that it has delivered over 15,000 apartments via the 1% plan over more than a decade, and it describes on-time delivery as part of its mission. Treat both as the developer's own statements. To test them:
- Look up Danube's registered projects and their status on the Dubai REST app.
- Visit a completed Danube building of a similar size and ask owners and the building manager about handover timing and snagging.
- Compare the brochure specification of an earlier project with what was delivered.
Our guide to verifying a developer on Dubai REST shows the lookup step by step.
What to check before buying a Danube apartment
- Confirm project registration and the escrow account, and pay only into escrow. See RERA escrow accounts explained.
- Read the SPA's completion date, grace period, delay remedies and the conditions for reselling before handover.
- Ask how amenities such as pools and gyms will affect service charges, and request the approved Mollak budget for a completed Danube building.
- Check the usable floor area and furnishing terms, if any.
- Compare the price per square foot with completed buildings nearby using DLD transaction data.
Danube Properties review: who the plan suits
Danube Properties projects on the 1% plan suit buyers with steady monthly income who can also fund the down payment, the DLD fee and a significant handover balance. It is less suitable if your plan depends on reselling before completion, because transfers before handover carry developer conditions and fees.
For Danube apartments for sale that are already finished, browse resale stock in the relevant community, for example property for sale in Al Furjan or property for sale in Arjan. For other affordable launches, see off plan projects in Dubai under 1 million.
Questions people ask
What is the Danube 1% payment plan?
Danube describes it as a down payment of around 20%, followed by 1% of the price each month during construction, with the balance paid when the building is ready. The exact percentages are set in each project's SPA. The 4% DLD fee is paid separately, early in the purchase.
How much is due at handover on a Danube 1% plan?
It depends on the down payment and how many months of construction remain when you buy. Because instalments stop at completion, the balance at handover can be a large share of the price. Ask for the full schedule in writing and plan how you will fund it.
Has Danube delivered its projects on time?
Danube says on-time delivery is part of its mission and that it has delivered over 15,000 apartments via its 1% plan. These are the developer's statements. Check project status on Dubai REST and speak to owners in completed buildings such as Lawnz, Glamz or Bayz.
Who owns Danube Properties?
Danube Properties is the property arm of Danube Group, whose founder and chairman is Rizwan Sajan, according to the developer's website. The group also runs Danube Building Materials and Danube Home. Check the exact contracting entity named in your SPA.
Can I get a mortgage for the Danube handover payment?
Many buyers finance the balance with a mortgage once the building is complete, subject to the bank's valuation, Central Bank lending limits and your eligibility. Speak to lenders early, because approval is not guaranteed and the valuation may differ from the price.
Can I sell a Danube apartment before handover?
Off-plan resales are usually possible once a set share of the price has been paid, subject to the developer's conditions and fees in the SPA. Read our guide to selling or assigning off-plan property before handover, and ask Danube for its current policy.
