Communities associated with Emaar
Emaar is the master developer of Downtown Dubai and of family communities including Arabian Ranches, Arabian Ranches 2, Arabian Ranches 3 and The Valley. Its waterfront projects include Dubai Marina and Dubai Creek Harbour. The Emirates Living communities, such as The Springs, The Meadows and Emirates Hills, are also Emaar's. Dubai Hills Estate is a joint development with Meraas.
Inside these communities, individual buildings and phases differ in age, specification and service charges. Assess the unit and building, not the brand.
How to research an Emaar project
For a new launch, check the project's registration and escrow account on Dubai REST, and confirm that the advert carries a valid permit. Look at completed buildings by the same developer in the same community. Visit them, and use DLD transaction data to see how they have traded. Our guide on verifying a developer on Dubai REST walks through the steps. For resale, you will need a developer NOC before transfer.
Ready resale or a new launch
Established Emaar communities such as Arabian Ranches and Downtown Dubai have active resale markets. You can inspect the home, see the service-charge history and let it straight away. Newer areas such as Dubai Creek Harbour and The Valley offer more off-plan and recently completed stock. Their surroundings are still filling in. Decide which risk you prefer before comparing prices. Our off-plan properties section explains the trade-off.

Questions people ask
Is Emaar the developer of Burj Khalifa?
Yes. Burj Khalifa and The Dubai Mall are part of Emaar's Downtown Dubai development.
Is every building in an Emaar community built by Emaar?
Not always. Some master communities include plots sold to other developers. Check the developer of the specific building on Dubai REST or the title deed.
Do I need an Emaar NOC to resell?
Resales generally need a developer NOC before DLD transfer. Ask Emaar or your conveyancer for the current process and fee.
