Aldar Properties: background

Aldar Properties is an Abu Dhabi master developer listed on the Abu Dhabi Securities Exchange. In its home market it is associated with destinations such as Yas Island, Saadiyat Island, Al Raha Beach and Reem Island, and it also runs investment, property management and brokerage businesses.

Aldar entered Dubai through a joint venture with Dubai Holding signed in 2023, under which Aldar handles development, sales and delivery on Dubai Holding land.

Aldar projects in Dubai so far

• Haven by Aldar: Aldar's first Dubai residential community, announced in October 2023 as a wellness-themed villa and townhouse community in Dubailand. Verdes by Haven adds apartments within the same masterplan.
• Athlon: an "active living" villa and townhouse community launched in 2024.
• The Wilds: a further community launched by the joint venture.

On 6 February 2026, Dubai Holding announced that the joint venture would add two more land plots expected to deliver almost 14,000 homes, with a combined gross development value above AED 38 billion. The same release put the partnership's sales at AED 21.5 billion to date. Those are the partners' own figures.

Aldar new launch and payment plan checks

Every Aldar new launch in Dubai so far has been off-plan. Before reserving:

• Confirm the project registration and escrow account on the Dubai REST app.
• Check which legal entity signs the SPA, since the communities are joint ventures.
• Read the Aldar payment plan attached to the SPA: down payment, construction instalments and the balance at handover. Budget the 4% DLD fee separately.
• Read the anticipated completion date, grace period and delay remedies.

Aldar's handover track record

Aldar has a long record of completed communities in Abu Dhabi, but its Dubai communities are recent launches, so its Dubai handover record is still to be built. Use the Abu Dhabi record as context, not proof: visit finished Aldar communities if you can, and track your Dubai project's status on Dubai REST. Allow a cash-flow margin in case completion moves.

Aldar review: who these communities suit

Haven, Athlon and The Wilds suit families and long-term buyers who want a new villa or townhouse in a planned suburban community and can wait for handover. They are further from the coast and the business districts than established communities such as Arabian Ranches or Dubai Hills Estate, so drive the route at commuting times.
