Off-Plan vs Ready Property in Dubai
Payment plans, handover risk, rental income and resale — an honest comparison of buying off-plan versus ready property in Dubai.
What off-plan really gives you
A lower entry cost spread over construction, first pick of units and views, and the chance that the market moves in your favour before you have paid in full. Developers also tend to launch below the price of comparable ready stock nearby.
What it costs you is time and certainty. There is no rent while you wait. Handover dates move. The finished product can differ from the render, and the surrounding plots may still be building sites for years after you move in.
What ready property really gives you
Income from month one, and the ability to inspect exactly what you are buying — the actual finish, the actual view, the actual neighbours and the building's real service charge and maintenance record.
The cost is capital. You need the full amount or a mortgage up front, and you are buying at today's price rather than a launch price.
A simple way to choose
Need income now, or buying a home to live in? Ready.
Building wealth over 3–5 years with limited cash today? Off-plan.
Cannot absorb a delay — financially or emotionally? Ready, without exception.
| Off-plan | Ready | |
|---|---|---|
| Upfront cash | Lower — paid in stages | Full price or deposit + mortgage |
| Rent income | None until handover | From the first tenancy |
| What you can inspect | Plans, brochure, show unit | The actual unit, view and building |
| Main risk | Delays, changes to spec, market at handover | Paying a full market price today |
| Mortgage | Harder before completion | Widely available |
| Registration | Oqood (interim) registration | Title deed transfer |
How your money is protected on off-plan
Under Dubai law, buyer payments for registered off-plan projects go into a project escrow account, released to the developer as construction progresses. Before you pay, confirm the project is registered with the Dubai Land Department and that payments go to the escrow account named in your contract — not to a personal or agency account.
- Check the project and developer on the Dubai REST app.
- Read the handover clause: what happens, and what you are owed, if the date moves.
- Ask which payments are due before handover and which on completion.
- Budget for the Oqood registration fee and the 4% DLD fee, which apply to off-plan too.
Questions worth asking before an off-plan purchase
What has this developer delivered before, and was it on time? Is the project registered and are payments going into an escrow account? What exactly is the payment schedule after handover? What happens to your money if the project is delayed or cancelled? And what is the resale rule — can you sell before handover, and at what percentage paid?
A good agent will answer these without being asked. If the answers are vague, that is your answer.
Regulations, fees and mortgage rules change over time — confirm the current position before committing.
