Ready to move apartments for sale in Dubai

Ready to move apartments for sale in Dubai are completed homes with a title deed that you can inspect, mortgage and move into or let soon after transfer. Most are resales; some are recently handed over. What matters is whether the unit is vacant or tenanted, its service-charge history and condition, and how fast the NOC and any mortgage clear.

What ready to move apartments for sale in Dubai really means

A ready home is finished, handed over and registered with a title deed. That is different from off-plan, where the buyer holds an Oqood registration until completion. Ready property in Dubai comes in three forms:

  • Vacant resale. The owner has moved out or the tenant has left. You can move in after transfer.
  • Tenanted resale. A tenant is living there under a registered lease, which passes to you.
  • Recently handed over. A new building where the first owner, or occasionally the developer, is selling a completed unit. Snagging may still be open.

Only the first gives you truly move in ready apartments in Dubai. So when you search for an apartment for sale in Dubai ready to move, ask which kind a listing is before you view, because it changes your timeline more than anything else.

Vacant or tenanted: the question that sets your move-in date

If a unit is tenanted, buying it does not end the lease. The tenancy contract and its Ejari registration continue with you as the new landlord, and the rent and security deposit are settled between buyer and seller at transfer.

If you want to live in it yourself, you can recover the home at the end of the contract for your own use, but Dubai law requires 12 months' written notice served by notary public or registered mail. In practice that means a tenanted apartment may not be yours to live in for a year or more. Investors often prefer tenanted units for the immediate income; end-users usually should not buy one unless the timing works. Read 12-month eviction notice rules before you sign a Form F on a tenanted home.

Ready vs off plan Dubai: which suits you?

Ready homes win on certainty: you can stand in the room, see the view, read the service-charge history and, if you let it, collect rent straight away. Off-plan wins on payment structure: developers spread payments over construction, and you get a brand-new home, in exchange for construction and handover risk and no income until completion.

The table sets out the main differences. Both routes carry the 4% DLD transfer fee. For the off-plan side, see off-plan properties in Dubai and our full comparison of off-plan vs ready property.

Resale apartments in Dubai: checks before you offer

Most ready stock is resale apartments in Dubai, so the building's track record is visible. Use it:

  • Title deed. Confirm the seller named on the deed is the person, or company, selling, and whether a mortgage must be cleared.
  • Service charges. Get the building's approved budget and the unit's statement through Mollak; arrears must be cleared before the NOC.
  • Condition. Run the AC, taps and appliances, look for damp and check windows and balconies. Our property viewing checklist helps.
  • Alterations. Ask whether any changes, such as a removed wall or an enclosed balcony, were approved.
  • Utilities and parking. Confirm the chiller arrangement and the number of bays on the title.

On a recently handed-over unit, add a full snag using our snagging checklist.

Ready villas for sale in Dubai

Ready villas for sale in Dubai follow the same transfer process, with more to inspect. You inherit the roof, AC plant, plumbing, pool and any extensions, so commission an independent survey before signing, or make the Form F conditional on one. Established villa communities such as Arabian Ranches and The Springs are almost entirely ready resale. See villas for sale in Dubai for the checks in full.

How a ready purchase is transferred, and how long it takes

A ready purchase usually runs: agree the price, sign a Form F MOU and pay the deposit agreed in it; the seller applies for the developer NOC; any seller's mortgage is settled and, if you are borrowing, your bank values the unit and issues its final offer; then both sides attend a DLD trustee office, pay the fees and receive the new title deed.

Cash purchases with a clear title move fastest. A mortgage on either side adds time, because both banks must issue letters and attend the transfer. Budget for the 4% DLD transfer fee, DLD admin and trustee fees, the agency fee and mortgage costs; our buying cost calculator gives an estimate.

Where ready stock is deepest

Fully built communities are almost all ready resale: Dubai Marina, JBR, JLT, Downtown Dubai, Discovery Gardens, International City and Motor City. Communities still growing, such as Dubai Hills Estate, JVC and Dubai Creek Harbour, mix ready homes with recent handovers and off-plan. Our apartments for sale page covers building-level checks in more depth.

Questions people ask

Can I get a mortgage on a ready apartment in Dubai?

Yes. Ready, completed property is the standard case for UAE mortgages. The bank values the unit, and the loan is based on the lower of the price and the valuation, within the Central Bank's lending limits. Get pre-approval before you sign the Form F so your offer and deposit are based on a budget you can actually finance.

How long does it take to buy a ready apartment in Dubai?

It depends mainly on the developer NOC, whether either side has a mortgage and how quickly documents are ready. A cash purchase with a clear title can move quickly; a purchase with a mortgage on both sides takes longer because both banks must issue letters and attend the transfer. Agree a realistic transfer date in the Form F.

Can I move in straight away if the apartment is tenanted?

No. The existing lease continues with you as landlord. To live in the home yourself, you would need to serve 12 months' written notice, by notary public or registered mail, ending at the end of the contract. If you need to move in soon, ask only for vacant units, or for units where the tenant has already given notice.

Is ready property more expensive than off-plan in Dubai?

It cannot be answered in general, and we do not forecast prices. A ready home is paid for in full at transfer but can earn rent or save you rent immediately; off-plan spreads payments but delays both. Compare the total cost, timing and risk of each option for the specific units you are considering.

What fees do I pay when buying a ready apartment?

The 4% DLD transfer fee, DLD admin and title-deed fees, the trustee-office fee and the agency fee. If you borrow, add bank arrangement, valuation and mortgage-registration costs. The seller pays for the NOC in most cases, but agree that in the Form F. Our buying cost calculator gives a working estimate.

Does buying a ready home qualify me for a Golden Visa?

It can. DLD lists a property-value threshold of AED 2 million for the investor Golden Visa, and completed homes with a title deed are the simplest case. Rules on mortgaged and jointly owned property have changed over time, so confirm the current criteria with DLD and ICP before you rely on the visa.
