Studio for sale in Dubai
A studio for sale in Dubai is the lowest-cost way to own a freehold home, popular with first-time buyers and buy-to-let investors. Studio stock is deepest in JVC, Arjan, International City, Discovery Gardens, Business Bay and Dubai Marina. Because the unit is small, layout, service charges per square foot and the building's upkeep decide whether it is good value.

Studio apartment for sale in Dubai: what you are buying
A studio apartment for sale in Dubai is a single living and sleeping room with its own bathroom and kitchen or kitchenette. Beyond that, studios vary more than buyers expect. Some have an enclosed kitchen and a balcony; others are a long, narrow room with a kitchen along one wall. Some include space for a washing machine and a wardrobe; some do not.
Compare the size on the title deed or Oqood, not the advert, and ask whether it includes the balcony. Then judge the layout in person: natural light, storage, where a bed and a desk would go, and whether the kitchen can be closed off. A well-planned studio lets more easily and resells more easily than a poorly laid-out one of the same size.
Who buys studios, and who rents them
Most studio buyers are investors, attracted by the low entry price and the depth of tenant demand from single professionals, newcomers to Dubai and couples who want their own place. First-time buyers also buy studios to stop renting, often with a plan to let the unit later when they move up.
Tenants for studios are price-sensitive and move more often than families, so the building's location, management and cooling arrangement matter more than finishes. Some owners furnish studios to widen the tenant pool. Holiday-home use is possible in some buildings with a permit from Dubai's Department of Economy and Tourism, but check the building's rules and your management costs first. | Community | Why studio buyers choose it | Watch for |
|---|---|---|
| Jumeirah Village Circle | Large choice of newer studios, steady tenant demand | Quality varies by developer; construction nearby |
| Arjan | Newer buildings and frequent launches | Supply growing; check developer track record |
| Dubai Marina | Central waterfront location, deep tenant pool | Higher entry price; older towers and chiller costs |
| Business Bay | Close to Downtown and offices | Mixed-use towers; varied management |
| International City | Among the lowest entry points in Dubai | Older buildings; no metro yet |
| Discovery Gardens | Low-rise, green setting near the Metro Red Line | Building age and parking |
Best area to buy a studio in Dubai
The best area to buy a studio in Dubai depends on whether you will live in it or let it, and on your budget. The table compares the communities where most studio buyers look. For investors, a studio for sale in JVC or Arjan offers newer buildings at a mid-market price; a studio for sale in Dubai Marina or Business Bay costs more but sits in a deep, central tenant market; International City and Discovery Gardens offer the lowest entry points in older buildings.
Whichever you choose, visit at least three buildings in the same community. The building's management, service charge and parking usually matter more to your return than the community name.
Studio apartment price in Dubai: how to judge it
We do not quote average studio prices, because they vary by building and change. To judge a studio apartment price in Dubai, look up recent DLD transactions for studios in the same building, through the Dubai REST app or DLD's published data, and compare the price per square foot with neighbouring buildings. Our guide to reading DLD transaction data shows how.
Then adjust for floor, view, condition and whether the unit is tenanted. A studio with a tenant on a low rent is worth less to an end-user who wants to move in; a vacant one with a good layout can justify more.
Cheap studio for sale in Dubai: when a low price is a warning
A cheap studio for sale in Dubai can be a sound purchase or a trap. Before you treat a low price as a bargain, check:
- Service-charge arrears on the unit or a building with poor collection, which can lead to rising charges.
- Building condition: lifts, water tanks, façade and car park.
- The tenant: a long lease at a below-index rent limits your income and your ability to sell vacant.
- Layout: a unit that is cheap because it is awkward will also be slow to let and resell.
- Past alterations: any partitioning or unapproved changes that must be reversed.
If the numbers still work after those checks, a lower-priced studio can be a sensible starting point.
Running the numbers on a studio
Fixed costs weigh more heavily on a small unit. The service charge is set per square foot by building, so a small apartment in a building with lavish amenities can carry a charge that takes a large share of its rent. Work out net yield: rent based on the RERA index, minus service charge, maintenance, voids, letting fees and management, divided by the full purchase cost including the 4% DLD transfer fee. Our rental yield calculator does the arithmetic.
If you need a mortgage, ask your bank early: lenders apply their own criteria on property value and building. The purchase itself follows the standard route in how to buy property in Dubai. If you might need a separate bedroom later, compare 1 bedroom apartments for sale.
Questions people ask
Can foreigners buy a studio in Dubai?
Yes. Foreign nationals can buy studios in Dubai's designated freehold areas, which include most of the communities where studios are common, such as JVC, Dubai Marina, Business Bay, JLT and International City. The studio is registered in your name with the Dubai Land Department, and you do not need a residence visa to buy.
Is buying a studio in Dubai a good investment?
It can be, but it is never guaranteed. Studios have a wide tenant pool and a low entry price, but fixed costs such as service charges take a bigger share of a small rent, and tenants move more often. Judge each unit on its net yield, building quality and resale appeal, not on headline gross returns.
Can I get a mortgage on a studio in Dubai?
Often, yes. UAE banks lend on studios in many buildings, but each lender applies its own criteria on property value, building and borrower, and expats need a larger deposit than UAE nationals. Ask your bank or a mortgage adviser about the specific building before you sign the Form F, and get pre-approval first.
Can I use a studio I buy as a holiday home?
Possibly. Holiday-home letting needs a permit from Dubai's Department of Economy and Tourism, and some buildings or owners' associations restrict short stays. Studios can work as holiday homes in central, visitor-friendly locations, but furnishing, cleaning and management costs are high relative to the rent, so model both options before deciding.
Studio or one-bedroom: which is better to buy?
A studio costs less to buy and suits single tenants and first-time owners. A one-bedroom costs more but appeals to couples and people working from home, and is often easier to live in for longer. Compare net yield and resale demand for both in the same building, rather than assuming one is always better.
What is the cheapest way to buy a studio in Dubai?
The lowest entry prices are usually in older communities such as International City and Discovery Gardens, and in some outer areas. Remember the full cost: the 4% DLD transfer fee, admin and agency fees, and the ongoing service charge. A slightly dearer studio in a well-run building can be cheaper to own over time.
