Properties for Sale in Arabian Ranches
Arabian Ranches is an established, freehold villa community with townhouses and detached villas in themed sub-communities around a golf course. Almost all stock is ready resale. Buyers should compare sub-communities, inspect older homes for maintenance and unapproved extensions, check service charges via Mollak and allow time for the developer NOC.

What is for sale in Arabian Ranches
The community is made up of themed villa and townhouse clusters such as Saheel, Alvorada, Mirador and Palmera. Homes range from smaller townhouses to large detached villas on golf or park plots.
It was developed by Emaar and is fully established, so almost everything is resale. Newer phases sit in Arabian Ranches 2 and Arabian Ranches 3.
Who buys here
Buyers are mainly families who want a settled, low-rise community with mature landscaping and schools within the wider area. Investors buy too, usually for long-term family tenants rather than short stays.
Our Arabian Ranches area guide covers community life and getting around.
What to check before you buy
- Condition: older villas may need roofing, AC, plumbing or pool work. Commission a survey.
- Extensions: many homes have been extended. Ask for approval letters; unapproved works can delay the NOC.
- Plot: golf, park, road or corner positions change privacy and value.
- Service charges: get the current figure from Mollak and check for arrears.
- Layout variations: the same house type may have been reconfigured. Compare with the original plan.
- Title deed: confirm the deed details and any mortgage on the property.
Resale or off-plan in Arabian Ranches
Arabian Ranches itself is resale, which means you can see how a street has matured and how the home has been maintained. If you want a new villa with a payment plan, look at the later phases or at Dubai Hills Estate, DAMAC Hills and The Springs for other established options.
How the purchase works
The resale route is offer, Form F, deposit, NOC from the master developer and DLD transfer. Budget for the 4% DLD transfer fee and the other costs in our buying costs guide; villa buyers should also allow for a survey. See how to buy property in Dubai for each step, or compare with Arabian Ranches rentals.
Questions people ask
Is Arabian Ranches freehold?
Yes. Foreign nationals can buy villas and townhouses in Arabian Ranches and register them with the Dubai Land Department.
What is the difference between Arabian Ranches and Arabian Ranches 2 or 3?
The original community is fully established with mature landscaping and only resale homes. Later phases are newer, with more recent designs and, in some cases, off-plan stock.
Do I need a survey for an Arabian Ranches villa?
It is strongly advisable. Older homes can have hidden issues with AC, waterproofing or extensions, and a survey helps you negotiate or plan repairs.
Is Arabian Ranches a good investment?
Family tenant demand is established, but villa running and maintenance costs are higher than for apartments. Compare recent DLD transactions in the same sub-community before deciding.
