Why get pre-approval first

In Dubai the security deposit is usually handed over when Form F is signed. If your finance then falls through, you can lose it. Pre-approval reduces that risk. It tells you a realistic price ceiling, shows sellers you are serious, and speeds up the final offer because the bank already has most of your documents. It also flags problems early: a credit issue or debt-burden limit is better discovered before you fall for a property.

What banks check

Banks look at your income and its stability, existing loans and card limits (which count toward the Central Bank's debt-burden limits even if unused), credit history, age, residency status and employer. Non-residents may need a credit report from their home country. The bank then sets an in-principle limit, often with conditions — for example, proof of a deposit or the property being in an approved project.

Documents to prepare

  • Passport, visa and Emirates ID (residents)
  • Salary certificate and recent payslips, or trade licence and company accounts if self-employed
  • Recent personal bank statements
  • Details of existing loans and credit cards
  • Proof of funds for deposit and fees

Have clear copies ready; incomplete files are the main cause of delay.

From pre-approval to final offer

1. Apply directly to banks or through a licensed mortgage adviser. 2. Receive the pre-approval letter with the limit, indicative rate and expiry. 3. Find a property, agree terms and sign Form F, allowing time in the completion date for the bank. 4. The bank instructs a valuation of the specific property. 5. Credit re-checks your file, then issues the final offer letter. 6. At transfer, the bank releases funds and registers the mortgage with DLD.

Keeping your approval safe

  • Do not take new loans, cards or car finance before transfer
  • Avoid changing jobs during the process if you can
  • Keep salary going into the same account
  • Watch the expiry date and ask the bank to extend it if your search runs long
  • Remember the limit is a maximum, not a target: run the monthly payment in the mortgage calculator and the upfront cash in the buying cost calculator

Bank direct or mortgage adviser?

You can apply to a bank directly or use a licensed mortgage adviser who submits your file to several lenders. Going direct suits buyers with a straightforward salaried income and an existing relationship with a bank. An adviser can help if you are self-employed, a non-resident or have unusual income, because they know which lenders suit which profiles. Ask any adviser how they are paid and whether the bank pays them a fee. Either way, compare at least two offers on total cost and terms, not only the headline rate.

Common mistakes

  • Treating the pre-approved limit as your budget instead of including the 4% DLD fee and other costs
  • Letting the pre-approval expire while still searching
  • Assuming a pre-approval from one bank transfers to another
  • Not telling the bank about bonus or commission income structure, which banks treat differently from basic salary
  • Signing Form F with a completion date too short for the bank's valuation and final offer

Questions people ask

Is pre-approval a guarantee I will get the loan?

No. It is conditional. The bank still needs a satisfactory valuation and a final credit review, and it can change terms if your circumstances or policy change.

Does applying for pre-approval affect my credit?

A credit enquiry is recorded when banks check your report. Applying with many banks at once can raise questions, so be selective or use one adviser.

How long does pre-approval last?

Each bank sets its own validity period, printed on the letter. Ask for an extension if you need more time.

Can I get pre-approval as a non-resident?

Some banks offer it to non-residents with extra documents. Ask lenders for their current criteria.
