Off-plan townhouses in Dubai
Off-plan townhouses in Dubai are terraced or semi-detached family homes sold before completion, mostly in newer master communities such as Emaar South, DAMAC Lagoons and DAMAC Riverside. They sit between an apartment and a villa on price and space. The checks that matter are the unit's position in the row, the plot, and what the community will offer at handover.

Why buyers choose a new townhouse off-plan
A townhouse gives a family its own front door, a small garden and more space than an apartment, usually for less than a detached villa in the same community. Buying off-plan lets you pay in stages while it is built, and choose the unit and phase early.
The trade-off is that most townhouse supply is in newer master communities. You are buying a home and a neighbourhood that does not fully exist yet, so the community's delivery matters as much as the house.
New townhouse projects in Dubai: where they are
Examples listed on developers' own websites in October 2026:
- Emaar South, Dubai South: Urbana and Urbana III (2 and 3 bedroom townhouses), and the newly launched Vista Ridge and Grove Ridge (3 bedroom townhouses, shown from AED 2.61 million and AED 2.63 million on Emaar's latest-launches page). See off-plan townhouses in Dubai South.
- DAMAC Lagoons: DAMAC describes villas, townhouses and apartments in Mediterranean-themed clusters around crystal lagoons. See the DAMAC Lagoons area guide.
- DAMAC Riverside, Dubai Investment Park: listed by DAMAC as villas, townhouses and apartments. See off-plan in Dubai Investment Park.
- Dubai Hills Estate: Emaar sells townhouses alongside apartments and villas. See off-plan in Dubai Hills Estate.
New phases launch regularly, so ask for the current list and check each project on Dubai REST.
Middle unit, end unit or corner: how to choose
In a row of townhouses, position changes light, privacy, garden size and resale appeal more than the floor plan does.
- Middle units share two walls, usually have the smallest plot and are the lowest priced.
- End units share one wall, often have a side garden and more windows, and cost more.
- Corner or semi-detached units feel closest to a villa.
Also check what faces the front and back: a park, a road, a utility building or the next row. Ask for the plot plan with dimensions, not just the brochure render.
3 bedroom off-plan townhouses: layouts and what is included
Three bedrooms is a common size for new townhouses, often with a maid's room and a small study. When comparing layouts, look at:
- Parking: one covered space or two, and visitor parking in the cluster.
- Storage and laundry: easy to overlook on smaller plots.
- Roof terrace or garden: which one you get, and how much is usable.
- What is finished at handover: kitchen appliances, wardrobes, landscaping and air-conditioning type.
The specification schedule in the SPA, not the show home, defines what you receive.
Off-plan townhouses with a payment plan
Townhouse launches use the same structures as other off-plan homes: a booking payment, construction instalments and a completion payment, with some developers deferring part of the price until after handover. Because the price is higher than an apartment, the handover payment is often a large sum. If you plan to mortgage it, get a pre-approval early, because the bank lends against its own valuation at completion.
Add the 4% DLD fee at registration. Compare structures on our payment plans page and read about post-handover plans.
Affordable off-plan townhouses: the honest trade-offs
The more affordable townhouses are usually further from the centre, on smaller plots, or in phases that complete before the community's schools and shops. That can still be a good fit for a family planning ahead, but price the commute, the time until amenities open, and service charges for shared lagoons, parks and pools.
A ready townhouse in an established community may cost more per square foot but removes most of these unknowns. Compare with townhouses for sale before you commit.
How to check an off-plan townhouse project
- Confirm the developer, project and escrow account on Dubai REST.
- Get the cluster plan, your plot dimensions and what faces front and back.
- Read the SPA for the specification schedule, completion window and which community facilities are contractual.
- Ask how service charges will be set and what shared amenities they cover.
- Plan snagging with our snagging checklist; houses take longer to inspect than flats.

Questions people ask
Where can I buy off-plan townhouses in Dubai?
Mostly in newer master communities. In October 2026 developers' websites listed townhouses in Emaar South (Urbana and Urbana III), DAMAC Lagoons and DAMAC Riverside in Dubai Investment Park, and Emaar sells townhouses in Dubai Hills Estate. Ask for current phases and check each on Dubai REST.
Are DAMAC Lagoons townhouses a good buy?
DAMAC Lagoons offers villas, townhouses and apartments in themed clusters around lagoons. Whether a unit suits you depends on its cluster, position in the row, handover date and service charges for the lagoon amenities. Compare with townhouses in established communities and read the SPA carefully.
Is a middle or end townhouse better?
End units usually have more light, a side garden and better resale appeal, and cost more. Middle units are cheaper but share two walls and have smaller plots. Look at what faces the front and back, too: a park outlook can matter more than end or middle position.
What is the difference between a townhouse and a villa off-plan?
A townhouse shares one or two walls with neighbours and usually has a smaller plot; a villa is detached. Townhouses cost less and are easier to maintain, while villas offer more privacy and space. The off-plan checks are similar: master plan, plot position and community delivery.
Can I get a payment plan on an off-plan townhouse?
Yes. Townhouse launches use developer payment plans, typically a booking payment, construction instalments and a completion payment, sometimes with a post-handover portion. Because amounts are larger than for apartments, plan how you will fund the handover payment from the start.
Are there off-plan townhouses in Dubai South?
Yes. Emaar listed Urbana and Urbana III in Emaar South as 2 and 3 bedroom townhouses in October 2026. Ask for the current phases, and check the phase plan and what will be built around your plot by handover, including roads, schools and shops.
