How the property route works
The Golden Visa is a long-term UAE residence visa. One route is investment in real estate. DLD lists a property-value threshold of AED 2 million for investor eligibility. Meeting the threshold lets you apply; it does not guarantee approval, which also depends on immigration checks, medical and Emirates ID steps. Visa duration and family sponsorship rights are set by federal rules — read them on u.ae and the ICP and GDRFA channels.
Questions to confirm before you buy
Because criteria have changed over time, confirm these on official pages or with DLD before relying on a property for a visa:
- Does a mortgaged property qualify, and on what basis is value measured?
- Do off-plan purchases qualify, and at what stage?
- How is value counted for jointly owned property or several properties combined?
- Does the value measured mean purchase price or another valuation?
- What documents are needed and in what order?
Get the answers in writing or from the official page at the time you buy. Do not rely on old articles or on sales claims.
Documents typically requested
- Passport and current visa status
- Title deed (or Oqood/registration for off-plan where accepted)
- Proof of value and, if mortgaged, a bank letter as required
- Photograph and personal details
- Medical test and Emirates ID steps after approval
The exact list is shown when you apply on DLD's service page.
Step by step
1. Confirm current eligibility criteria on DLD, GDRFA and ICP pages. 2. Buy and register the property; ensure the title deed is in the applicant's name. 3. Apply through DLD's investor Golden Visa service. 4. Complete immigration steps: entry permit or status change, medical, biometrics, Emirates ID. 5. Keep the property: selling may affect the visa basis, so check the rules before you sell.
Who does what
DLD verifies the property and issues the investor confirmation. GDRFA (Dubai) and ICP handle residency processing. Your agent helps find eligible property and documents; a typing centre or visa service may help with immigration paperwork. Your bank provides letters if a mortgage is involved.
Common mistakes
- Buying slightly below the threshold assuming fees count towards it
- Assuming a mortgaged or off-plan property qualifies without checking current rules
- Registering the deed in a name other than the applicant's
- Treating the visa as a reason to overpay; the property must still make sense as a home or investment — see best areas to invest in Dubai
Choosing a property with the visa in mind
A visa is a reason to buy at a certain value, not a reason to buy a particular property. Judge the home or investment on its own merits first: location, condition, service charges, rental demand and resale prospects. Then check that the registered value meets the threshold with a comfortable margin, because a small shortfall can make the whole plan fail. If you are buying off-plan, confirm whether and when it would count before you reserve. If you will finance the purchase, ask both DLD and your bank how a mortgage affects eligibility under the current rules, and get the answer in writing. Our buying as a foreigner guide covers the purchase itself, and joint ownership explains how shared deeds are recorded.
Questions people ask
Is AED 2 million the minimum for a property Golden Visa?
DLD lists AED 2 million as the property-value threshold. Confirm current criteria on DLD and ICP pages before purchase.
Can I combine two properties to reach the threshold?
This has been possible under some rules. Confirm with DLD for your case before buying.
Can my family be included?
Golden Visa holders can usually sponsor family members, subject to federal rules. Check current details on u.ae and ICP.
Will I lose the visa if I sell?
The visa is tied to the qualifying investment. Selling may affect it; check the rules with GDRFA/ICP before selling.
Do I need to live in the UAE to keep a Golden Visa?
Golden Visa rules on time spent outside the UAE are more flexible than for standard residence visas, but they are set by federal authorities and can change. Check current conditions on u.ae and ICP.
