Buyer guide
First-time buyer guide to Dubai
For first-time buyers in Dubai: should you buy or rent, ready or off-plan, mortgage or cash, and which questions to answer before you start viewing.
- First decision
- Buy or keep renting — based on time horizon
- Budget
- Price plus 4% DLD fee and other costs
- Format
- Ready (move in or let now) vs off-plan (pay over time)
- Finance
- Pre-approval before viewing
- Protection
- Licensed agents, escrow for off-plan, written agreements
Decision 1: Should you buy at all?
Buying makes most sense if you expect to stay long enough for the transaction costs to be worth it and you value stability. Renting keeps you flexible. Our renting vs buying comparison walks through the trade-offs. Be honest about job security, family plans and whether you might leave the UAE. If you might, think about whether you would sell or let the property, and how you would manage it from abroad.
Decision 2: What can you really afford?
Your budget is not the price. It is your cash available for the deposit plus all costs, and a monthly payment you can carry comfortably alongside service charges and living expenses. The 4% DLD fee alone is a large sum; agency, trustee and mortgage fees add more. Use the buying cost calculator and mortgage calculator, then get mortgage pre-approval to confirm your borrowing.
Decision 3: Ready or off-plan?
Ready homes let you see exactly what you buy, move in or let straight away, and finance with a standard mortgage. Off-plan spreads payments over construction, but you wait, rely on the developer, and take completion and quality risk. First-time buyers who need a home soon usually lean ready; those with time and steady savings sometimes choose off-plan. Read off-plan vs ready property and, if considering off-plan, the off-plan due diligence checklist.
Decision 4: Home or investment?
A home is chosen for your daily life: commute, schools, space, community feel. An investment is chosen for rental demand, net yield and resale. The two can overlap but often point to different areas and unit types. If it is an investment, learn how rental yield works and look at best areas to invest. If it is a home, start with best family communities and our area guides.
Decision 5: Who will you trust?
Work with a RERA-licensed agent whose details you have checked (how to check a licensed agent). Only respond to adverts with a valid Madmoun QR code. Never pay deposits to personal accounts. For off-plan, payments go into the project's escrow account — see RERA escrow accounts.
Mistakes first-time buyers make
- Shopping at the top of the pre-approval limit
- Forgetting service charges in the monthly budget (service charges explained)
- Choosing an area after one weekend visit
- Signing Form F before reading it
- Treating developer incentives as free money rather than part of the price
When the decisions are made, follow how to buy property in Dubai for the step-by-step process.
Questions to answer before your first viewing
- How long do I expect to own this property?
- What is my total cash available, after keeping an emergency fund?
- What monthly payment, including service charges, can I carry if my income dips?
- Am I buying to live in, to let, or both over time?
- Which two or three areas fit my life or my rental plan?
- Do I want to see the finished product, or can I wait for construction?
Write the answers down and share them with your agent. A clear brief saves weeks of viewing the wrong properties.
Questions people ask
Are there first-time buyer schemes in Dubai?
Government and bank initiatives appear from time to time, and some banks offer first-home terms. Check DLD announcements and ask lenders directly for current offers.
What is the minimum deposit for a first home?
It is set by Central Bank loan-to-value rules and your lender's policy, and it differs for residents, non-residents and property value. Ask your bank for current figures.
Is it better to buy a studio or one-bedroom first?
It depends on whether you will live in it or let it, your budget and the area. Smaller units are easier to afford but can face more rental competition. Compare carefully.
How long does buying take?
A cash resale can complete relatively quickly once the developer NOC is issued; mortgages add bank steps. Off-plan runs to the construction schedule.
