Post-handover plans
Post-handover payment plan properties in Dubai
With a post-handover payment plan, part of the price is paid after you receive the keys, in monthly or quarterly instalments over an agreed period that is often several years. You can move in or rent the property out while you are still paying. The listings below are projects with a post-handover plan confirmed by the developer.

How does a post-handover payment plan work?
You pay a down payment and instalments during construction as usual, but part of the price is deferred until after handover. That part is then paid in instalments, monthly or quarterly, over a period set in the SPA. Plans are often described by the share paid after handover, for example "40% post-handover over 3 years".
What are the benefits and risks?
Benefits
- Move in, or rent the property out, while you are still paying.
- Smaller payments before completion than on a 30/70 or 40/60 plan.
Risks
- You are committed to payments for years after handover, alongside service charges.
- Rent can help with the instalments, but rental income is never guaranteed.
- The title deed may stay with the developer, or be mortgaged to them, until the balance is paid.
- Selling during the post-handover period usually means settling the balance first.
What should you check on a post-handover plan?
- Who holds the title deed until the balance is paid, and what is registered with DLD.
- Early settlement. Whether you can pay the balance early, and whether there is a discount or fee.
- Mortgage options for the remaining balance if you want to refinance it.
- Project registration and escrow. Confirm the project on Dubai REST and pay only into the registered escrow account.
- The SPA schedule. Make sure every percentage and date in the offer is written into the sale and purchase agreement.
- Fees on top. The 4% DLD registration fee is usually due at booking, in addition to the down payment, together with smaller admin fees.
- Missed payments. Read what happens if a payment is late: penalties, and the developer's rights under the SPA.
- Selling before handover. Many developers allow resale (assignment) only after a set percentage has been paid. Check the threshold and any fee.
- Title deed timing. Ask when the title deed will be issued in your name, especially if payments continue after handover.
Who is a post-handover plan right for?
It suits buyers who want to use the property, or its rent, before they finish paying, and who are comfortable with a longer commitment. Investors should test the numbers with a realistic rent and service charge, not the best case. Our rental valuation can help.
Questions people ask
What is a post-handover payment plan?
A plan where part of the price is paid after the developer hands over the keys, in instalments over an agreed period written into the SPA.
Can I rent out a property while on a post-handover plan?
Usually yes, once it is handed over. Check the SPA for any conditions, and register the tenancy with Ejari as normal.
Do I get the title deed on a post-handover plan?
It depends on the developer. The title deed may be issued only when the balance is paid, or issued with the developer's interest registered against it. Ask before you book.
Can I sell during the post-handover period?
Usually you need to settle the remaining balance, or have the buyer take it over with the developer's approval. Check the terms and fees in the SPA.
