Property in Dubai with zero down payment: what is really possible
Buying property in Dubai with zero down payment is not truly possible: there is always an upfront cost. What adverts call "zero down" is usually a small booking amount, a deposit spread over months, or a developer covering the 4% DLD fee, which is then built into the price. Expect to pay something on day one, and read the SPA.

Is zero down payment real in Dubai?
No, not in the literal sense. Every off-plan purchase has an upfront cost: the developer's booking amount, the DLD fee and registration charges, or a combination. When an advert offers property in Dubai with zero down payment, it usually means one of these:
- A small booking amount, such as 5% or 10%, with the rest spread over construction.
- A deposit spread over months, so the first payment is small but monthly payments start at once.
- The developer paying the 4% DLD fee for you, which lowers your day-one cash but is a cost the developer recovers in the price.
- A post-handover plan, where a large part of the price is paid after keys.
None of these makes the purchase free. They move costs around in time.
What you always pay, even on a no down payment offer
Budget for these from the start:
- Booking amount or first instalment set by the developer.
- DLD fee of 4% of the price, usually at Oqood registration, unless a written promotion covers it.
- Registration and admin fees charged by the developer and DLD.
- Handover payment and utility connections at completion.
- Service charges from handover, set through Mollak.
If an offer claims none of these apply, ask for it in writing and read the SPA. Our Dubai property buying costs guide lists the full set.
5% down payment property in Dubai: the arithmetic
Take an AED 1,000,000 apartment advertised with a 5% down payment. On day one you would typically need:
- 5% booking amount: AED 50,000
- 4% DLD fee: AED 40,000, unless the developer covers it
- Admin and registration fees on top
So a "5% down" offer can need close to 10% of the price in cash before the first construction instalment. If the developer pays the DLD fee, check whether the same unit is cheaper without the promotion. This arithmetic is illustrative; your SPA sets the actual amounts.
Low down payment property in Dubai: how the structures work
Low-deposit offers combine a small first payment with one of the usual payment plans:
- 1% monthly plans: after a small deposit, 1% of the price is paid every month for years.
- Post-handover plans: part of the price is paid after keys, so construction-stage payments are lighter.
- End-loaded plans such as 30/70: small payments during construction and a large balance at completion.
The smaller the early payments, the larger the later ones. Plan now for how you will pay at completion.
No down payment apartments and mortgages
Banks in the UAE do not lend 100% of a property's value. UAE Central Bank rules require a minimum down payment for mortgages, and the bank lends against its own valuation, not the purchase price. That is why there are no genuine no down payment apartments on a bank mortgage.
On off-plan, the developer is effectively lending you time instead. If you plan to mortgage the handover payment, get a pre-approval early and keep cash for any valuation shortfall. Our mortgage guide for expats explains eligibility.
The risks of the smallest deposit to buy off-plan
A small deposit means you own little equity for a long time, and Dubai's off-plan rules are strict if you fall behind.
- Default: under Article 11 of Law No. 13 of 2008 (as amended by Law No. 19 of 2017), DLD gives a defaulting buyer 30 days' notice. If unpaid, the developer may terminate and keep up to 25% of the unit's value where completion is below 60%, or up to 40% at 60% or more.
- Resale: many developers allow resale only after a minimum share of the price is paid, so a low deposit can mean waiting longer before you can sell.
- Price: easy terms are often priced in; compare the same unit on a shorter plan.
- Scams: "zero down" offers outside the escrow system are a red flag. Pay only into the project escrow account shown on Dubai REST.
Who a low-deposit purchase suits
It suits buyers with steady income but limited savings, who can comfortably meet every instalment and have a credible plan for the handover payment. It does not suit anyone relying on resale before completion to cover later payments, or on rent to cover instalments from day one.

Questions people ask
Can I buy property in Dubai with zero down payment?
Not with zero cost. Developers advertise low-deposit offers, deferred deposits and DLD fee promotions, but some payment is always due at booking or registration, and the price may include the cost of the easy terms. Read the SPA to see exactly what you pay and when.
What is the smallest deposit to buy off-plan in Dubai?
There is no fixed minimum: each developer sets the booking amount for each launch, and low-deposit offers change often. Add the 4% DLD fee and admin fees unless a written promotion covers them. The real minimum is your total day-one cash, not the advertised percentage.
Does a DLD fee waiver mean I pay nothing upfront?
No. When a developer covers the 4% DLD fee, you still pay the booking amount and usually admin fees. The developer recovers the fee somewhere, often in the price. Compare the price of the same unit with and without the promotion before choosing.
Can I get a 100% mortgage in Dubai?
No. UAE Central Bank rules require a minimum down payment on mortgages, and banks lend against their own valuation. Off-plan developer plans are different: they spread payments over time, but they are not bank loans and still need an upfront payment.
What happens if I cannot pay an instalment on a low-deposit plan?
The developer can ask DLD to give you 30 days' notice. If you still do not pay, it may terminate and keep up to 25% of the unit's value where completion is below 60%, or up to 40% at 60% or more. Speak to the developer early and agree any arrangement in writing.
Are zero down payment offers in Dubai a scam?
Not necessarily; many are legitimate low-deposit plans from registered developers. The warning signs are payments requested outside the project escrow account, no DLD registration on Dubai REST, guaranteed returns or pressure to pay the same day. Verify the project before paying anything.
