30/70 plans
30/70 payment plan properties in Dubai
On a 30/70 payment plan you pay 30% of the price before completion (booking plus construction instalments) and 70% on handover. Payments stay low while the building goes up, but you need the large balance ready when the property is complete, in cash or through a mortgage. The listings below are projects with a 30/70 plan confirmed by the developer.

How does a 30/70 payment plan work?
You pay a down payment at booking and further instalments during construction, adding up to 30% of the price. The remaining 70% is due on handover, when the developer completes the building and releases the keys. Similar splits include 40/60 and 50/50; see all payment plans.
How do buyers pay the 70% on handover?
Either in cash or with a mortgage on the completed property. If you plan to use a mortgage, get a pre-approval early and check the bank's limits for your situation: the amount a bank lends depends on the valuation at completion and UAE Central Bank rules. If the valuation is lower than the price, you cover the difference.
What should you check on a 30/70 plan?
- Your handover funding. Plan the 70% before you book, not near completion.
- Completion date and delay clauses. The 70% falls due at handover, so understand how the date can move.
- Project registration and escrow. Confirm the project on Dubai REST and pay only into the registered escrow account.
- The SPA schedule. Make sure every percentage and date in the offer is written into the sale and purchase agreement.
- Fees on top. The 4% DLD registration fee is usually due at booking, in addition to the down payment, together with smaller admin fees.
- Missed payments. Read what happens if a payment is late: penalties, and the developer's rights under the SPA.
- Selling before handover. Many developers allow resale (assignment) only after a set percentage has been paid. Check the threshold and any fee.
- Title deed timing. Ask when the title deed will be issued in your name, especially if payments continue after handover.
Who is a 30/70 plan right for?
It suits buyers who want to keep cash during construction and who will have the funds, or mortgage approval, ready at completion. It also suits investors who may sell before handover, provided the developer's resale threshold is met. It is less suitable if a 70% payment would be hard to arrange on a fixed date.
Questions people ask
What does a 30/70 payment plan mean?
You pay 30% of the price before completion, including the down payment, and the remaining 70% on handover.
Can I use a mortgage for the 70%?
Often yes, once the property is complete, subject to bank approval, the valuation and UAE Central Bank lending limits.
Is 30/70 better than 50/50?
A 30/70 plan asks for less money during construction but more on handover. Which is better depends on your cash flow and how you will fund completion.
What happens if handover is delayed?
The 70% is due on handover, so a delay moves it later. Check the SPA for the delay terms and any compensation.
