Calculator
Mortgage calculator
This calculator estimates the monthly repayment on a standard repayment mortgage for a Dubai property. Enter the price, your deposit, the interest rate and the term. It shows the loan amount, the monthly payment and the total interest over the term. It does not decide what a bank will lend you, so confirm eligibility and the actual rate with your bank or broker.
- Inputs
- Price, deposit, interest rate, term
- Outputs
- Loan amount, monthly payment, total interest
- Not included
- Bank fees, insurance, DLD and registration costs
- Confirm with
- Your bank or mortgage broker
How to use it
1. Enter the property price. 2. Enter your deposit. The loan amount is the price minus the deposit. 3. Enter the annual interest rate your bank or broker has quoted. 4. Enter the term in years. 5. Read the monthly payment and total interest.
What each input means
- Deposit — your own cash towards the price. Banks set a maximum loan-to-value under UAE Central Bank rules, which differ for residents, non-residents and off-plan property; ask your bank.
- Interest rate — the rate quoted to you. Many Dubai mortgages have an initial fixed period followed by a variable rate, so payments can change.
- Term — the repayment period. Banks set a maximum term and an age limit at the end of the loan.
How the calculation works
It uses the standard repayment formula: monthly rate r = annual rate ÷ 12; number of payments n = years × 12; monthly payment = loan × r ÷ (1 − (1 + r)^−n). Total interest = monthly payment × n − loan.
Limitations
The result assumes one fixed rate for the whole term, which is rarely the case. It leaves out the bank's arrangement and valuation fees, life and property insurance, the DLD mortgage registration fee and the 4% transfer fee. Add those with the buying cost calculator. Get pre-approval before making an offer.
Questions people ask
Can non-residents get a mortgage in Dubai?
Some banks lend to non-residents, usually on stricter terms. See our expat mortgage guide and confirm with the bank.
Why is my bank's figure different?
Banks include fees and insurance, may use a different rate structure, and apply affordability rules this calculator does not.
Does the calculator show how much I can borrow?
No. Borrowing depends on income, existing debts and the bank's rules. A pre-approval tells you that.
Can I use it for off-plan purchases?
Only roughly. Off-plan payment plans and bank lending on off-plan property work differently; see our payment plans guide.
