What buyers are really checking

Most buyers arrive having already seen photos and a floor plan. The viewing answers a different question: is this place as good as it looked, and what will it cost me to fix? Every small fault you leave becomes a reason to offer less, often by far more than the repair would cost.

Use the buyer's own list against yourself. Our property viewing checklist is written for buyers; walk through your home with it before the first viewing.

Repairs worth doing first

  • Air conditioning. Service the units, clean filters and grilles, and check every room cools evenly. In Dubai, weak or noisy AC is an immediate red flag.
  • Damp and leaks. Check under sinks, around showers and the AC drain points. Fix the cause, then repaint stained areas.
  • Grout and sealant. Re-grouting and fresh silicone around baths and basins are cheap and transform how a bathroom looks.
  • Doors, handles, cupboards. Tighten, align and replace anything broken.
  • Lights. Replace every blown bulb with a consistent colour temperature.
  • Walls. Fill holes and repaint in a neutral finish if walls are marked.

Avoid large renovations purely for sale. Buyers rarely pay back the full cost, and they may prefer to choose finishes themselves.

Cleaning and staging on a budget

A professional deep clean, including windows, balcony, kitchen extraction and bathrooms, is money well spent. Then reduce: clear worktops, empty half of each wardrobe, remove personal photographs and store excess furniture.

Staging in Dubai is about light and space. Open blinds, clean glass, and make sure the balcony is usable, with a small table and chairs if you have them. For villas, tidy the garden, clean the pool if there is one, and clear the parking area. A pleasant smell matters; strong air fresheners do not help.

Viewing logistics

Agree with your agent how viewings will run: whether you will be present, how much notice you need and who holds keys and access cards. Most buyers are more relaxed without the owner in the room.

Before each viewing, set the AC to a comfortable temperature, switch on lights, and secure valuables and documents. Keep pets out of the way. If the building requires visitor registration, make sure your agent knows the process so buyers are not kept waiting at reception.

If the property is tenanted

Selling with a tenant in place is common in Dubai, but the tenant has the right to quiet enjoyment of the home. Agree viewing windows with them in writing, give reasonable notice, and respect their privacy. A cooperative tenant is a real asset; some owners offer a gesture of goodwill for the inconvenience.

Be clear with buyers about the lease end date and renewal position. The tenant rights in Dubai guide explains what tenants can expect, and the 12-month eviction notice rules explain what is needed for vacant possession.

Documents to have ready

Serious buyers ask practical questions on the spot. Have these to hand, or with your agent:

  • Copy of the title deed and floor plan.
  • Latest Mollak service-charge statement. See service charges in Dubai explained.
  • Chiller arrangement (included or separately metered) and DEWA details.
  • Tenancy contract and Ejari, if tenanted.
  • Any warranties for appliances or recent works.

Answering clearly builds trust and shortens the time between viewing and offer. For the next steps after an offer, read how to sell property in Dubai.

Questions people ask

Should I renovate my Dubai apartment before selling?

Usually not in full. Fix faults, refresh paint and grout, and service the AC. Large renovations rarely return their cost and buyers may prefer their own choices.

Should I be at home during viewings?

Generally it is better to let your agent run the viewing. Buyers talk more openly and stay longer when the owner is not present.

Can I show my property while a tenant lives there?

Yes, by agreement with the tenant and with reasonable notice. Put the arrangement in writing and respect the tenant's privacy and schedule.

Is furnishing a vacant apartment worth it?

Light staging can help buyers judge scale, especially in empty rooms that look smaller in photographs. Keep it simple and neutral.
