Why Ejari matters to the owner

Landlords sometimes see Ejari as the tenant's paperwork. It is just as much yours. A registered contract records the rent, the term and the parties in an official system. When you later need to rely on the lease, for unpaid rent, a renewal increase or a notice to vacate, the registered contract is your starting point. The Rental Dispute Centre generally expects one before it hears a claim.

Registration also lets your tenant activate DEWA, which avoids delays to the start of the tenancy and the rent that comes with it.

Documents to prepare

Check the current list on the DLD website or the Dubai REST app before you start. A typical registration uses:

  • the signed unified tenancy contract and any addendum
  • title deed (or Oqood for recently handed-over units)
  • owner's Emirates ID or passport
  • power of attorney or management agreement if someone registers on your behalf
  • tenant's ID, or trade licence for a company tenant
  • DEWA premise number

If the property was bought recently, make sure the title deed is in your name before you sign a lease. See title deed and Oqood explained.

How to register

Registration can be completed through the Dubai REST app, at an authorised Ejari typing centre, or by your licensed agent or property manager. DLD sets the fee and it can change; agree in the contract whether the landlord or tenant pays it. Once issued, keep the certificate with the contract and title deed in one tenancy file.

Renewals and cancellations

Each contract period needs its own registration. Diarise the renewal well ahead of expiry, including the 90-day window for proposing any change; see the 90-day renewal notice. When a tenant leaves, cancel the existing registration promptly. An uncancelled Ejari is the most common reason a new tenant's registration is rejected, which delays their DEWA and your rent.

Common landlord mistakes

  • Contract names that do not match the title deed exactly.
  • Agents signing without written authority from the owner.
  • Rent or term in the Ejari not matching the signed contract.
  • Forgetting to register a renewal because the tenant stayed on.
  • Leaving cancellation to the outgoing tenant and never checking it happened.

Each of these can weaken your position if a dispute arises later.

Ejari and the rest of the tenancy file

Ejari works best as one part of a complete tenancy file. For each letting, keep together the signed contract and addendum, the Ejari certificate, copies of the cheques or payment schedule, the deposit receipt, the move-in condition report and inventory, and every notice you send or receive. When a renewal, a rent increase or a dispute comes up, everything you need is in one place, and the dates on each document agree with each other.

This matters most when ownership or management changes. A buyer, a new manager or the RDC will all ask for the same documents.

Overseas and busy landlords

If you live outside the UAE, give a licensed manager or agent clear written authority and ask for a copy of every Ejari certificate. Our Ejari support service handles registration, renewal and cancellation as part of the tenancy cycle, and our wider property management service covers the rest. Managing a Dubai rental from abroad explains the set-up.

Questions people ask

Is the landlord responsible for registering Ejari?

Either party can register, but it is in the landlord's interest to make sure it is done, as the registered contract underpins any future claim or notice.

Can my agent register Ejari for me?

Yes, a licensed agent or property manager can register with your written authority. Ask for a copy of the certificate every time.

What if the old tenant's Ejari is still active?

Cancel it before registering the new tenancy. Without cancellation, the new registration is likely to be rejected.

Do I need a new Ejari when the rent does not change?

Yes. A renewed contract period needs its own registration even when the terms stay the same.
