Why screening matters

Dubai tenancy law gives tenants strong protections once a lease is signed. Removing a tenant who stops paying takes time and goes through the Rental Dispute Centre. The cheapest dispute is the one you avoid by choosing well. Screening is not about finding a perfect tenant; it is about confirming that the person in front of you is who they say they are and can comfortably honour the contract.

Documents to ask for

  • Passport, residence visa and Emirates ID, or proof of a visa in process.
  • Employment letter or salary certificate, and recent payslips or bank statements if offered.
  • For self-employed applicants: trade licence and evidence of business income.
  • For company leases: trade licence, signatory authority and the occupant's details.
  • Names and IDs of other adult occupants.

Ask only for what you need, tell applicants why, and store copies securely. Delete what you do not use once the let is complete.

Checking affordability

Compare the rent with verifiable income, considering the cheque schedule. A tenant offering one cheque has already shown the funds; a tenant on twelve cheques depends on monthly income staying steady. Neither is wrong, but price the risk. Look at employment stability as well as salary: a long-standing job is often a better signal than a high but brand-new one.

References and history

A short call or email to a previous landlord or property manager can tell you whether rent was paid on time and how the home was returned. Ask factual questions: dates, payment record, condition at exit, whether they would let to the applicant again. Be cautious if an applicant cannot explain why they are moving or pushes hard to skip normal steps.

Where possible, meet or video-call the main applicant before you accept an offer. A short conversation covers what documents cannot: why they are moving, how long they intend to stay, who will live there, whether they have pets, and how they prefer to pay. It is also your chance to explain building rules and expectations on maintenance, so there are no surprises later. Tenants who understand the arrangement from the start tend to look after the home better.

Occupancy and use

Confirm how many people will live in the home and that this suits the unit and the building's rules. Dubai has rules on overcrowding and, since Law No. 4 of 2026, a framework for shared housing; see shared housing rules in Dubai. The contract should state that the property is for residential use by the named occupants, with no subletting or short-term letting without consent.

Red flags

  • Reluctance to provide ID or employment details.
  • Pressure to sign before you have verified anything.
  • Offers to pay a large sum in cash with no contract.
  • Requests to register the lease in a different name from the occupant without a clear reason.
  • Inconsistent stories between the applicant and their documents.

Be fair and consistent

Apply the same criteria to every applicant and record why you chose one over another. Decide on financial and practical grounds, not on nationality, religion or other personal characteristics. Consistency protects you and makes the decision easier to explain.

Let a professional do it

A licensed manager can advertise with a valid permit, run viewings, collect documents, check references and present a shortlist. See our tenant management service, the property management overview and our broader landlord guide to renting out property.

Questions people ask

Can I run a credit check on a tenant in Dubai?

Formal credit reports exist in the UAE but require the individual's consent. Most landlords rely on employment, income evidence and references instead.

Is it legal to refuse a tenant?

You can choose your tenant, but decide on fair, consistent grounds such as affordability and occupancy, and avoid discriminatory reasons.

Should I accept a tenant without a visa yet?

Some landlords do for new arrivals with a confirmed job, often with fewer cheques or employer support. Ejari and DEWA usually need valid ID, so plan timing carefully.

Does a property manager guarantee the tenant will pay?

No manager can guarantee a tenant's behaviour. Good screening, registered contracts and prompt follow-up on late payments reduce the risk considerably.

How long should I keep tenants' documents?

Keep what you need for the tenancy and any likely dispute, store it securely, and dispose of unsuccessful applicants' documents promptly.
