Off-plan projects in Dubai Islands

It is an early-stage destination: beaches, hotels and bridges are arriving, but most homes are still under construction. Buyers pay for the future setting, so check each project's progress on Dubai REST.

Why buyers look at Dubai Islands off-plan

Beachfront is scarce in Dubai, and Dubai Islands is one of the few places adding a lot of it. Nakheel describes more than 20 kilometres of beaches, including a Blue Flag-certified beach, across five isles off the coast of Deira, linked to the mainland by the Infinity Bridge.

Buyers are drawn by the chance to buy early in a new waterfront destination, closer to the older city than most new beach districts. The flip side is that the destination is still being created. Little residential stock is finished, so you are judging plans, not neighbourhoods.

Nakheel Dubai Islands projects and other developers

Nakheel is the master developer. In October 2026 its Dubai Islands page listed these projects:

  • Bay Villas, Dubai Islands: waterfront villas, under construction.
  • Bay Grove Residences: listed among Nakheel's new launches.
  • Rixos Hotel & Residences: which Nakheel describes as the first luxury hotel and residential offering on the islands, with 1 to 3 bedroom apartments, 4 bedroom duplexes with private pools, beach houses and ten villas.

Projects by other developers may also be marketed under the Dubai Islands name. That is normal in a master community, but the name on the hoarding is not proof of who builds. Confirm the registered developer and escrow account for every project on Dubai REST, and see our Nakheel profile.

Dubai Islands off-plan apartments, branded homes and villas

Launches so far range from mid-rise apartment buildings, such as Rixos Hotel & Residences, to villas and beach houses. Dubai Islands off-plan apartments are usually the lower-priced entry point, while villas and beach houses sit at the top of the range.

Hotel-branded homes work differently from a standard apartment. Ask who operates the building, whether there is a rental programme and on what terms, and how service charges are set. Branded buildings usually cost more to run. Which isle a project sits on also matters, because each is planned with a different mix of hotels, marinas, golf and residences.

How Dubai Islands payment plans tend to work

Each project sets its own schedule. Expect a booking payment, instalments during construction and a balance on completion, and ask whether any part is deferred until after handover. On an early-stage destination, a plan weighted towards completion keeps more of your cash free while the infrastructure is built, but the end payment is larger.

The 4% DLD fee is payable on top at registration. Compare structures on our payment plans page.

Dubai Islands handover and infrastructure

Handover dates are set project by project in the SPA. Two progress figures can differ, and the official one matters more. On its Bay Villas page in October 2026, Nakheel reported 16.67% progress from its own inspection on 11 June 2026, and 14.74% reported by RERA from an inspection on 7 May 2026. Dubai REST shows the official completion percentage, so follow that.

Beaches, hotels, retail and transport arrive over several years. Ask what will be open around your building at handover, not at full build-out.

Who it suits, and the risks

It suits buyers who want new beachfront property and can wait for the destination to mature, and owners planning a second home rather than an immediate rental income.

Before you invest in Dubai Islands, weigh:

  • Early-stage risk: amenities and access may lag behind your handover.
  • Supply: many homes will complete over the same years, which matters at resale.
  • Branded running costs: hotel-style services raise service charges.
  • Rental evidence: with few completed homes, rents are hard to benchmark yet.

If you prefer an established beach district, compare Palm Jumeirah or Jumeirah Beach Residence.

Questions people ask

Who is developing Dubai Islands?

Nakheel is the master developer of Dubai Islands, a five-isle destination off the Deira coast. Nakheel builds its own projects there, such as Bay Villas and Rixos Hotel & Residences, and other developers' projects may also be sold in the area. Confirm the registered developer of any project on Dubai REST.

What are the new launches in Dubai Islands?

In October 2026 Nakheel's Dubai Islands page listed Bay Villas, Bay Grove Residences and Rixos Hotel & Residences. Ask us for the current list with payment plans, and check each project's registration, progress and escrow account on Dubai REST before paying.

Is Dubai Islands a good investment?

It offers new beachfront property at an early stage, which some buyers value. The risks are also early-stage: unfinished infrastructure, a large pipeline completing over the same years and little rental evidence so far. Treat it as a longer hold, and avoid any offer that promises returns.

When will Dubai Islands projects be handed over?

Each project has its own anticipated completion date in its SPA. Progress varies: for example, Nakheel reported Bay Villas at 16.67% from its own June 2026 inspection and 14.74% from RERA's May 2026 inspection. Follow the official completion percentage on Dubai REST.

Can foreigners buy in Dubai Islands?

Developers including Nakheel market Dubai Islands homes to international buyers, and purchases are registered with DLD as Oqood during construction. Confirm the tenure for the specific project with the developer and DLD before booking, and check the project on Dubai REST.

What is different about hotel-branded residences on Dubai Islands?

A hotel brand usually means an operator manages the building and may run a rental programme. That can simplify ownership but raises service charges and may limit how you let the home. Read the operator agreement and rental terms, not just the brochure, before you commit.
