Why the first weeks matter most
A new listing gets its most attention when it first appears. Active buyers and agents see it, compare it and decide quickly whether it is worth viewing. If the price is out of line, that early attention is spent, the listing goes stale, and later reductions can read as weakness rather than realism.
The aim is not the lowest price. It is the price the evidence supports, presented in a way that makes your home the obvious choice among comparable options.
Gather the right evidence
Registered sales
DLD records actual transactions. You can review them through DLD's open data and the Dubai REST app, and agents use the same records. Look for sales of the same unit type in the same building or cluster, ideally recent. Our guide to reading DLD transaction data explains how to filter and interpret these records.
Active listings
Listings show your competition, not what things sell for. Asking prices often sit above eventual sale prices. Note how long similar units have been listed; long-listed units are usually overpriced.
Off-plan supply nearby
If a developer is launching new stock close by with an attractive payment plan, some buyers will compare your ready unit against it. Ready property has the advantage of immediate use or rental income, so make that point clearly.
Adjust honestly
No two units are identical. Adjust comparables for:
- Floor and view. Higher floors and open or water views usually command more; a blocked or road-facing view usually less.
- Layout and size. Balcony, storage, maid's room, usable versus wasted space.
- Condition. Upgraded kitchens and bathrooms help; dated finishes or visible wear will be priced in by buyers.
- Tenancy. A tenanted unit appeals to investors but limits end users. Vacant possession widens the buyer pool.
- Service charges. Buyers compare running costs. Have your current Mollak figure ready. See service charges in Dubai explained.
Be as strict with the factors that cut your price as with those that lift it.
Think like the buyer's bank
Many buyers borrow, and the bank lends against its own valuation, not the agreed price. If the valuation falls short, the buyer must find the difference in cash or renegotiate. Pricing within the range a valuer can support makes mortgage buyers viable and reduces late-stage collapses. The property valuation in Dubai guide explains how valuers work.
Know your numbers before you list
Work out your net position: sale price minus any mortgage payoff and early settlement fee, agency commission, developer NOC fee and outstanding service charges. If you have a loan, read selling a mortgaged property in Dubai.
Decide your walk-away price privately. It keeps negotiations calm and stops you accepting an offer you later regret, or rejecting a good one out of pride.
When to review the price
Agree a review point with your agent at the start, based on activity rather than emotion. Useful signals:
- Plenty of online interest but few viewings: the price or photos are putting people off.
- Viewings but no offers: the home does not match what the price promises. Look at presentation; see preparing your home for viewings.
- Offers all clustering at a similar level below your price: the market is telling you something.
One well-judged adjustment is better than a series of small cuts. Good agents bring data to this conversation. If yours does not, read choosing a listing agent in Dubai.
Questions people ask
Where can I see what similar Dubai properties actually sold for?
DLD publishes registered transaction data through its open data service and the Dubai REST app. These show real sale prices, unlike listing portals, which show asking prices.
Should I price high and leave room to negotiate?
A modest margin for negotiation is normal. Pricing well above the evidence usually reduces viewings and leads to a lower final result than a realistic launch price.
Does a tenant in place affect my sale price?
It can. Investors may value the income, but owner-occupiers usually cannot buy a tenanted unit unless the lease is ending. Fewer potential buyers can mean a longer sale.
Is an agent's appraisal the same as a valuation?
No. An agent's appraisal is a marketing opinion of achievable price. A formal valuation is prepared by a registered valuer, often for a bank. Both are useful, for different purposes.
