Start with advice at home
Before choosing a property, speak to a qualified tax adviser and, where needed, a lawyer in Pakistan. Rules on sending money abroad, declaring foreign assets and taxing overseas income or gains are set by Pakistani authorities and change over time. We do not advise on them, and you should not rely on social media summaries.
Ask your adviser specifically about: how funds can lawfully leave Pakistan for a property purchase, what documentation your bank will need, how rental income or a future sale would be treated, and how the asset should be declared. Keep their written advice with your purchase file.
Choosing the right property from a distance
Decide first what the property is for: a family base, a future residence, or a rental investment. That decides location and type. Many overseas buyers prefer communities with steady long-term rental demand and straightforward management, but the choice depends on your budget and goals.
Ask for recent DLD-registered sale evidence for any unit you consider, not just asking prices. Video viewings are practical, but ask for unedited walk-throughs showing views, corridors and the building entrance. Compare properties for sale in Dubai with off-plan properties, and read buying property in Dubai as a foreigner for the general rules.
Ready or off-plan?
Ready property can be let immediately and you can inspect what you are buying. Off-plan offers payment plans spread over construction, with payments going into a regulated escrow account. If you choose off-plan, verify the developer and project on the Dubai REST app and read the off-plan due diligence checklist. Do not pay any off-plan instalment into an account other than the project escrow account named in your contract.
Moving the money properly
Use regulated banking channels only, and keep a full paper trail: your bank's transfer confirmations, source-of-funds documents and correspondence. Dubai banks, developers and trustee offices may ask how funds were sourced, and compliance checks are routine. Avoid informal transfer systems; they create problems at registration and later when you sell or repatriate proceeds.
Plan timing. International transfers and compliance reviews can take longer than expected, and resale deals need funds ready for manager's cheques on transfer day. Our guide to sending money for a Dubai property purchase covers the practical side in more detail.
Signing without flying in
You can visit Dubai to sign, or appoint an attorney. A power of attorney prepared in Pakistan usually needs notarisation and attestation through the relevant Pakistani authorities and the UAE embassy or consulate, then legalisation in the UAE and often a certified Arabic translation. Requirements change, so confirm the current chain with the UAE mission and with DLD or the trustee office before you start.
Make the POA specific: the property, the powers (sign Form F, pay fees, receive the title deed) and the attorney's details. See buying property with power of attorney.
Costs to budget for
Beyond the price, the main cost is the DLD transfer fee of 4% of the purchase price, plus registration and trustee fees and agency commission. Ongoing costs include service charges, utilities and, if you let the property, management. See Dubai property buying costs and use the property buying cost calculator for an estimate.
After you buy
If you will let the property, arrange tenant finding, Ejari, rent collection and maintenance before handover so the unit does not sit empty. A Dubai bank account helps for service charges and DEWA, though some owners manage through an agent. Read managing a Dubai rental from abroad and see our management for overseas landlords.
Questions people ask
Can Pakistani citizens buy property in Dubai?
Yes. Foreign nationals, including Pakistani citizens, can buy freehold property in Dubai's designated areas. UAE residency is not required to buy.
Do I need to travel to Dubai to buy?
No. Many buyers complete through an attorney under a properly attested power of attorney. Confirm the current attestation process with the UAE mission and DLD before you start.
Is rental income from Dubai taxed in Pakistan?
That is a matter of Pakistani law and your personal circumstances. Consult a qualified tax adviser in Pakistan before you buy.
Does buying property give me a UAE visa?
Property ownership can support certain visas, including the Golden Visa, where DLD lists a property-value threshold of AED 2 million. Criteria change, so confirm current rules with DLD, GDRFA or ICP.
How do I check the agent is genuine?
Ask for their RERA broker card and verify it through DLD's services, and scan the Madmoun QR code on any advert.
